Which areas count as North Hyderabad?
North Hyderabad is not an official administrative zone, so property websites define it differently. Some listing portals place Kondapur, Somajiguda or Kokapet under North Hyderabad, which are western and central localities. This guide uses a stricter definition based on the two northern highways.
• NH-44 belt: Suchitra, Kompally, Gundlapochampally, Gowdavalli, Kandlakoya and Medchal.
• Rajiv Rahadari (SH-1) belt: Alwal, Bolarum, Thumkunta and Shamirpet.
• North-west belt: Bachupally, Dundigal and Gajularamaram, which connect toward Miyapur.

Apartment prices in North Hyderabad by Locality

The table shows portal asking prices on super built-up area, which is the carpet area plus a share of common areas.
Locality | Asking price (₹ per sq ft) | Market character |

Suchitra | Average ₹5,300–6,150; range ₹4,800–7,200 | NH-44 junction locality just south of Kompally |
Shamirpet | ₹3,700–5,400 | Villa and plot-led market near Genome Valley |
Asking price is not the registered price Portal figures are what sellers ask. In Bachupally, the average listing price is about ₹6,850 per sq ft while the average registered transaction is about ₹6,395 per sq ft, according to 99acres data. Buyers should compare both numbers before negotiating. |

Types of apartments for sale in North Hyderabad
North Hyderabad offers three broad apartment formats, and the format affects daily life as much as the locality does.
High-rise towers are buildings of roughly 15 floors or more. They concentrate many homes on a small footprint, which funds large clubhouses but means more people share each lift, pool and gym.
Low-rise gated communities are buildings of roughly five to eight floors or fewer inside a secured compound. Lower density means fewer households per acre, so open space and amenities are shared among fewer residents.
Standalone apartments are single buildings without a shared compound. They cost less per sq ft but usually have limited amenities and no professional maintenance.

Connectivity and infrastructure in North Hyderabad
North Hyderabad already has highway, ring road and suburban rail access; metro rail is still a proposal. The status of each link matters, because project brochures often present plans as if they were complete.
Status | Link | What it means for buyers |
Operational | NH-44, Rajiv Rahadari (SH-1) and the Outer Ring Road | Road access to Secunderabad, the airport side of the ORR and the western corridor is available today |
Operational | MMTS Secunderabad–Bolarum–Medchal suburban rail | A rail option exists for Alwal, Bolarum and Medchal residents |
Under construction | NH-44 elevated corridor from Paradise Junction to Dairy Farm Road, about 5.4 km | Expected to cut the Secunderabad bottleneck for Suchitra and Kompally commuters once open |
Proposed | Elevated corridor from Paradise Junction toward Shamirpet on SH-1 | Would help Alwal and Shamirpet; not a basis for a purchase today |
Proposed | ORR Exit 5A at Gowdavalli | Would give Gowdavalli and Kompally a closer ORR exit; the nearest working exit today is Exit 5 at Dundigal |
Proposed | Metro Phase II-B: JBS–Medchal (24.5 km) and JBS–Shamirpet (22 km) | Approved by the state cabinet in June 2025; not yet funded for construction or under construction |
Buy on what is operational A home loan starts on the day of purchase, while a proposed metro line has no confirmed opening date. Buyers should test the commute on existing roads at peak hours and treat planned infrastructure as a possible bonus. |
Which North Hyderabad locality suits which buyer?
Buyer profile | Localities to shortlist | Reason |

Pharma or life sciences employee | Shamirpet, Thumkunta | Close to Genome Valley |
Buyer with a lower entry budget | Medchal, Shamirpet | Lower asking prices outside the ORR |
Checklist before buying an apartment in North Hyderabad
Check RERA registration. Confirm the project's registration number on the Telangana RERA portal. A project that is not yet registered cannot legally be advertised or sold.
Compare carpet area, not super built-up area. Carpet area is the usable floor area inside the walls of the flat. Two flats with the same super built-up area can have different carpet areas
Ask for the undivided share of land (UDS). UDS is the buyer's share of the land the project stands on. Low-density projects generally give each home a larger land share.
Look at density. Ask how many homes are planned per acre and how much of the site stays open. Density decides how crowded the lifts, parking and amenities will be.
Verify approvals. Check the HMDA or GHMC building permission and the land title documents.
Add registration costs. Stamp duty, transfer duty and registration fee add about 6% in municipal areas and about 7.5% in gram panchayat areas. GST applies to under-construction flats and not to completed flats that have an occupancy certificate.
Drive the commute at peak hour. Test the route to work on a weekday morning before paying a booking amount.

An additional exit at Gowdavalli, called ORR Exit 5A, is proposed and has not been built. Rajiv Gandhi International Airport is about 71 km from the site via the Outer Ring Road. The drive typically takes 55 minutes to 1 hour 25 minutes on a weekday morning.
RERA registration for the project is in progress. Project details, including the project name, plans and prices, will be published after RERA registration.

North Hyderabad still lets a family choose space over height. We want to build for the people who will live there for years.

Kompally and Bachupally have the deepest supply, Gowdavalli and Gundlapochampally offer newer and quieter communities, and Medchal and Shamirpet have the lowest entry prices.
