Imagine two families in Hyderabad with the same budget. Both buy a 3 BHK flat in a gated community. Both get a pool, a gym, a clubhouse and 24-hour security.
Six months later, their Sunday mornings look very different. The first family waits for the lift, finds the pool crowded and cannot book the badminton court. The second family walks down two floors, finds a free bench in the park and lets the children play without watching the clock.
The brochures looked almost the same. The difference was something neither brochure printed: how many families share the same land and the same amenities.
Gated communities are among the most popular choices for families buying a new home in Hyderabad. This guide explains what a gated community is, the types you will find, where they are, what they really cost every month, and the checks to do before you pay a booking amount. It does not rank projects. It helps you judge any project yourself.
Key insights A gated community is a residential compound with a boundary wall, controlled entry and shared amenities that the residents pay to maintain. Hyderabad's average new-home price was about ₹8,258 per sq ft in the first half of 2026, up about 7% in a year, according to Knight Frank. Density matters as much as amenities. The same clubhouse feels very different when 400 families share it instead of 1,200. Monthly maintenance in Hyderabad gated communities usually falls between ₹2 and ₹5 per sq ft, and premium communities charge more. GST of 18% applies to the whole maintenance bill when a flat pays more than ₹7,500 a month and the association collects more than ₹20 lakh a year. Always check Telangana RERA registration before you pay anything. |

What is a gated community?
A gated community is a group of homes inside one secured boundary, with a guarded entry and shared facilities. The homes can be apartments, villas or plots. The residents share roads, parks, the clubhouse, water and power backup, and they pay a monthly charge to run them.
A standalone apartment is different. It is a single building on its own plot, usually with a lift, parking and a watchman, but no clubhouse, park or pool. Standalone flats often cost less per sq ft. Gated communities cost more but give more shared space and professional upkeep.
Why gated communities are so popular in Hyderabad
Hyderabad's job growth has pushed families towards homes that come with security and amenities built in. Many buyers work in IT, pharma and services. They want a safe place for children, a gym downstairs and someone else to handle repairs.
• Security: a guarded gate, visitor checks and CCTV make most families feel safer, though no gate removes all risk.
• Amenities: a clubhouse, pool, gym, play areas and walking tracks are shared by all residents.
• Managed upkeep: an association or facility manager handles cleaning, gardening, lifts and power backup.
• Community: festivals, sports and children's events happen inside the gate.
Demand is steady. Hyderabad recorded 19,249 home sales in the first half of 2026, about the same as a year earlier, according to Knight Frank India Real Estate H1 2026.
Types of gated communities in Hyderabad
Hyderabad has four main kinds of gated community, and each suits a different kind of buyer.
Type | What it is | Best for |
High-rise apartments | Towers of roughly 15 floors or more, often with hundreds or thousands of homes | Buyers who want a large clubhouse and city views, and do not mind more neighbours |
Low-rise apartments | Buildings of about five floors or fewer, with fewer homes on the land | Families who want more open space per home and a quieter community |
Villas | Independent houses inside a shared compound | Buyers with a bigger budget who want their own land and terrace |
Plotted communities | Open plots in a gated layout, where owners build their own house | Buyers who want to build later and can wait for the area to develop |

Where to find gated communities in Hyderabad
Gated communities are spread across all four sides of Hyderabad, and each zone has its own price level and lifestyle.
Zone | Main areas | What to expect |
West | Gachibowli, Kondapur, Kokapet, Narsingi, Tellapur | Closest to the IT hubs. Mostly high-rise towers and the city's highest prices. |
North | Kompally, Gowdavalli, Bachupally, Medchal, Alwal | Along NH-44 and the Outer Ring Road. Asking prices of about ₹5,000–8,500 per sq ft in Kompally and Bachupally, with more low-rise and villa options. |
East | Uppal, LB Nagar, Pocharam, Ghatkesar | Mid-budget homes near the Warangal and Vijayawada highways. |
South | Shamshabad, Adibatla, Tukkuguda | Near the airport. Growing villa and plotted communities. |

Density: the question most buyers forget to ask
Density is the number of homes built on each acre of land, and it decides how crowded a gated community feels. Two projects can have the same amenity list. If one has three times as many homes, each family gets about one-third of the space.
Here is a simple example. Picture a 40,000 sq ft clubhouse.
Homes sharing the clubhouse | Clubhouse space per home | What it feels like |
1,200 homes | About 33 sq ft | Queues at the gym and pool at peak times |
400 homes | About 100 sq ft | Easier to book courts and find a quiet corner |
Ask every builder three questions: how many homes are planned in total, how many acres the site has, and how much of the land stays open. Lower density usually means more open space per family and fewer cars on the internal roads. Our article on how density shapes daily life in a gated community goes deeper.
Undivided share of land: what you really own
Undivided share of land (UDS) is the part of the project's land that legally belongs to each flat owner. In a gated community you do not own a separate plot. You own a share of the whole site, together with every other owner.
UDS matters later. If the buildings are ever redeveloped, each owner's share of the land decides their claim. Projects with fewer homes on the same land usually give each home a larger share. Ask for the UDS figure in writing and check that it appears in the sale deed. Learn more in our guide to undivided share of land (UDS).
What a gated community really costs
The price on the brochure is only the first cost. Plan for these as well.
1. Registration charges
Flat buyers in Telangana pay about 6% of the property value in municipal areas: 4% stamp duty, 1.5% transfer duty and 0.5% registration fee. In gram panchayat areas the total is about 7.5%. On a ₹90 lakh flat in a municipal area, that is about ₹5.4 lakh registration.telangana.gov.in.
2. Corpus fund and Advance maintenance
Many builders collect a one-time corpus fund and one or two years of maintenance in advance at handover. Ask for both amounts before you book, because they can add a large sum to the final payment.
3. Monthly Maintenance
Monthly maintenance in Hyderabad gated communities usually ranges from about ₹2 to ₹5 per sq ft, and premium communities charge more. For a 1,400 sq ft flat, ₹3 per sq ft means ₹4,200 a month, and ₹5 per sq ft means ₹7,000 a month. Maintenance pays for security, housekeeping, gardening, lifts, common electricity, water and repairs.
4. GST on Maintenance
GST of 18% applies to maintenance only when two conditions are both true: the flat pays more than ₹7,500 a month, and the association's yearly turnover is above ₹20 lakh. When both apply, GST is charged on the full monthly amount, not just the part above ₹7,500, according to the Central Board of Indirect Taxes and Customs (CBIC). For example, a ₹8,400 monthly bill would carry about ₹1,512 in GST.
Large communities with big flats cross this line more often. Ask the builder what the expected maintenance will be per sq ft once the association takes over.
Who Runs the Community After You Move-in
After handover, the owners run the gated community through a registered association. In Telangana, apartment ownership and associations are covered by the Telangana Apartments (Promotion of Construction and Ownership) Act, 1987 Telangana Apartments Act, 1987. The association collects maintenance, hires the security and housekeeping staff, and decides on repairs.
Paying on time is not optional. In 2024 the Telangana High Court upheld Section 21 of this Act, which lets an apartment association cut off water or electricity to a flat that does not pay its dues, after giving at least seven days' notice.
Before you buy, ask whether the association is already formed, who controls it today, and when the builder will hand over the accounts and the corpus fund.
Checklist Before You Book a Flat in a Gated Community
Check RERA registration. Search the project on the Telangana RERA portal and match the registration number, promoter name and completion date. Our guide on how to read a RERA certificate explains each field.
Check building approvals. Ask for the HMDA or GHMC building permission and the approved layout plan.
Check the land title. Ask a lawyer to review the title documents and the encumbrance certificate, which shows whether the land has any loans or claims on it.
Compare carpet area. Carpet area is the usable floor area inside the walls of your flat. Compare flats on carpet area, not super built-up area carpet area vs super built-up area.
Ask about density. Get the total number of homes, the land area and the open space in writing.
Ask about UDS. Get the undivided share of land for your flat in writing.
Ask about running costs. Get the expected maintenance per sq ft, the corpus fund and the advance maintenance amount.
For ready homes, ask for the occupancy certificate. It confirms the building is approved to be lived in.
Visit at busy times. See the clubhouse, parking and lifts on a weekday evening and a Sunday morning.
Red flags to watch for
No RERA number on brochures or adverts for a project that should be registered.
Pressure to pay a large "pre-launch" amount before the project is registered.
A long amenity list but no figures for the number of homes, the land area or the open space.
Maintenance that is not explained, or a promise of free maintenance with no end date.
Unclear handover of the association, the accounts and the corpus fund.
Which gated community suits you?
If you want | Look at | Why |
The shortest drive to the IT hubs | West Hyderabad high-rises | Closest to Gachibowli and HITEC City |
More open space and a quieter community | Low-rise, low-density apartments | Fewer families share the same land and amenities |
Your own land and terrace | Villa communities | Each home stands on its own plot |
A lower entry price with room to grow | North and South Hyderabad | Lower asking prices than the western corridor |
To build your own house later | Plotted communities | You buy land now and build when ready |
Gated communities in North Hyderabad and VMR Buildcon's approach
North Hyderabad offers gated communities at lower asking prices than the western corridor, with good access to NH-44 and the Outer Ring Road. Kompally and Bachupally have the most choice. Gowdavalli, next to Kompally, is a quieter and newer pocket.
VMR Buildcon has more than 20 years of experience in real estate construction, and for most of those years built projects for other developers. VMR Buildcon's upcoming project in Gowdavalli near Kompally is its own low-rise, low-density gated community, planned so that each home gets a higher undivided share of land and more open space. RERA registration is in progress, and project details will be shared after registration. See low-rise apartments in Hyderabad for more on this approach.
"A gated community should be judged by how many families share each acre, not by how long its amenity list is."
- Madhava Rao
Conclusion
The best gated community in Hyderabad is the one that fits your daily life, your budget and your long-term plans. Amenities attract attention, but density, UDS, maintenance and a well-run association decide how the community feels in ten years. Check the RERA registration, ask for the numbers in writing and visit at busy times. Then choose with confidence.
